When a clogged bathroom turns out to be a failed drain line under the house

A tenant at a family-owned rental house on Colby Avenue in south Everett called because the whole bathroom group had stopped draining. Toilet, tub and sink backing up at once — which points past the fixtures to the main. Logan and Willie were there that afternoon.
What We Did
The house has no cleanout. That single missing fitting shaped the whole job: to get a machine into the main at all, Logan pulled the toilet and ran the cable through the closet flange. It kept binding up sixteen to eighteen feet out, so the camera went down next — and the camera couldn’t get through either.
So Logan crawled under the house to find out. The bathroom group is cast directly into concrete — the pipes are embedded in it. A few feet along, an old galvanized S-trap serving the laundry ties into that concrete-encased line, and its joint has failed completely: wash water had been dumping into the crawlspace. Two feet past that, the concrete-embedded line has a full break right where it exits the building toward the back yard — the point neither machine nor camera could pass.
The honest recommendation: replace the concrete-embedded run — about seven feet inside the crawl — bring the laundry into new plastic pipe, and open the exit point to find sound pipe to tie into. Until then, Logan told the family: don’t run water in the house. When the drain is dumping into the crawlspace, every gallon makes it worse.
Why It Matters
- No cleanout means every drain problem costs more to even look at. Pulling a toilet just to reach the main is diagnosis, not repair.
- Pipes cast into concrete fail at their joints. The concrete outlives the galvanized connections tied into it, and when those let go, the leak is hidden under the house.
- Camera before excavation. It is the difference between a targeted dig and tearing up a crawlspace on a guess.
- “Stop running water” is real advice. It is the cheapest damage control there is.
Why South Everett
A lot of Everett’s mid-century housing south of downtown was plumbed with drain lines run through or under the slab-and-crawl concrete of their era, with galvanized branch lines tied in. Those systems are all aging out in the same stretch of years now. If your house south of the historic core has no cleanout, add one before the week you need it.
