Real Work in Kenmore
Our largest Kenmore project to date was the plumbing scope of a master-bath remodel in north Kenmore, run by the homeowners' builder and carried out over three visits in the spring of 2026. On the first day Logan and Willie walked the room with the homeowners to set the fixture locations, demolished the old water and waste lines, stubbed out new copper for the vanity stops and a new stop for the toilet, and laid out a freestanding tub where a deck-mounted one had been, which meant pulling the tub out of the room and building a new drain under the floor. The second day finished the rough-in: the island tub drain, the floor-mounted filler rough, a new shower valve, all set where the homeowners had approved them, the water run to each, the house re-pressurized and checked for leaks, and the waste system filled for inspection. Two weeks later the test was pulled and the fill point capped, and in May the crew came back for the trim-out: four angle stops, two widespread lavatory faucets and their drains, the shower trim with a slide bar, a right-height two-piece toilet, and the tub itself assembled onto its island drain with the Roman tub filler beside it.
In July the homeowners mentioned that the new toilet's fill valve was noisy, so Willie and Logan replaced it under our one-year guarantee, flushed it several times and left with the tank filling quietly and faster than before. That is what the guarantee is for.
Our Kenmore calls are not all remodels. In September 2025 Logan was called to a kitchen in the Arrowhead area where the hot-side double stop under the sink, the valve that feeds both the faucet and the dishwasher, had started to leak. He pulled it, installed a new double stop in its place, reconnected the sink and dishwasher supplies and tested both. And in October 2025 J.D. rebuilt two flushometers at a fire station in Kenmore on a prevailing-wage call, the kind of public work that needs the insurance we carry above the state minimum.

Arrowhead and Inglewood: The Lake Side
Arrowhead began as summer cabins on the lake shore, and its oldest standing house dates from the 1920s, while Inglewood was platted in the 1950s and built out as a suburb within a decade. Both sit low near the water on crawl spaces, which is where we look first when a floor is soft or a supply line is weeping. The original brass angle stops and supply stubs in these houses are at the end of their lives, and the kitchen stop we replaced in the Arrowhead area is a typical call.
Upper and Lower Moorlands, Linwood Heights and Uplake Terrace: The Postwar Hills
The hillside plats filled in through the late 1930s, the 1950s and the 1960s, and those houses are now on their second or third round of fixtures. This is where the remodel calls come from: a deck-mount tub giving way to a freestanding one, a single vanity becoming a double, a shower valve moved to where the new tile wants it. The plumbing on a job like that is a rough-in, an inspection and a trim-out, and we work to the builder's schedule.
Downtown Kenmore and Lakepointe
The blocks along Bothell Way between the river and the lake have changed more than anywhere else in the city since incorporation, with apartments, townhomes and mixed-use buildings replacing the old highway frontage. Soft Water, Old Valves
Northshore Utility District's water comes from Seattle's Tolt River supply and is soft, so Kenmore fixtures do not scale up. What fails instead is rubber and worn brass: faucet cartridges, toilet fill valves, the packing in a shutoff that has not been turned in twenty years. A valve that will not close is the thing to fix before the day you really need it closed.
