Your Shoreline Plumber
Shoreline became a city in 1995, but its neighborhoods are far older: fourteen of them, laid out on the street grid between Puget Sound and Lake Forest Park. Stollwerck Plumbing & Sewer works across the city from our shop in Old Town Mukilteo, about half an hour up I-5 or Aurora, and every person we send is a licensed plumber on our own crew. Two things about Shoreline are worth knowing before you call. The water comes from Seattle's Cedar and Tolt supply either way, but it is delivered by Seattle Public Utilities west of I-5 and by North City Water District east of it. The sewer is the City's own: Shoreline took over the old Ronald Wastewater District's operations in 2017 and runs the mains itself, so side-sewer permits come from the City.

Water Heater Services

Real Work in Shoreline
In April 2026 Willie and Logan replaced the aging water heater in the mechanical room of a fire station in Richmond Highlands. The old unit was drained and pulled, a new 75-gallon gas heater set in its place, and the expansion tank moved from the hot side to the cold side of the piping, which is easier on the bladder inside it. With the new tank filling they bled the air, then walked the building opening hot taps until every one ran steady, checked the water and gas connections for leaks after lighting the burner, and turned the recirculation system back on for a final check. A station cannot be without hot water for long, so the whole swap happened in one visit.
In July a remodeling contractor planning a bathroom addition on the back of a Briarcrest house asked us whether the new fixtures could drain by gravity. They would sit about eighteen feet from the back wall, with the main stack another twenty feet beyond that. Willie and Logan pulled the powder-room toilet and ran the camera down the line, and the answer was in the numbers: the main sits about twelve feet below the slab at the house and stays that deep until it gets twenty feet closer to the street before it drops away. A gravity connection would mean running the new line all the way to the street. The alternative they laid out was a pump: build the addition's drains to a pump closet, come up through the ceiling and drop into the existing stack. They also took a pressure reading and reset the toilet on a new seal before they left.

Common Plumbing Issues in Shoreline Homes
Ridgecrest, Briarcrest, Meridian Park and Echo Lake
The plats east and west of I-5 filled in through the 1940s, 1950s and 1960s, and their houses are now on their second or third round of fixtures. Galvanized supply lines, cast-iron and concrete drains, and side sewers laid deep to reach the mains are the recurring themes, and a camera inspection is the cheapest way to find out what you have before an addition or a sale.
Richmond Beach, Richmond Highlands and Innis Arden
The older and larger homes on the west side, from the beach community up to the bluff, tend to have more bathrooms, longer hot-water runs and, in the bigger houses, recirculation loops and expansion tanks that were installed decades ago and forgotten. We check both on every water heater call.
The 148th and 185th Station Areas
Light rail reached Shoreline in August 2024, and the blocks around the two stations were rezoned for apartments and townhomes years before the trains arrived. Alongside the new buildings, homeowners are adding bathrooms and ADUs, and the first question for most of them is the one the Briarcrest contractor asked: gravity or pump.

Which water utility serves my Shoreline house, and does it change anything?
Seattle Public Utilities serves the west side of I-5 and North City Water District the east side, and both deliver Seattle's Cedar and Tolt river water, which is soft. What changes is who owns the meter and who bills you. We tell you which one you are on when we arrive.
Who is responsible for the side sewer at my Shoreline house?
You are, from the house to the City's main, as in most of King County. Shoreline's Wastewater Utility owns and maintains the mains, having taken over the former Ronald Wastewater District, and it issues the permit for side-sewer work. Before anyone digs, we camera the line and show you where the problem sits and how deep.
Do I need a permit to replace a water heater in Shoreline?
Yes. The City of Shoreline requires a permit for a replacement water heater, and it comes from the City's own permit office, not the county health department that handles plumbing permits in Seattle and unincorporated King County. A licensed contractor pulls it through the City's online portal, and the inspection is part of the job.
Can I add a bathroom or an ADU on gravity drainage, or will it need a pump?
It depends on how deep your main runs and where it drops toward the street, which is why we camera the line before anyone draws plans. At a Briarcrest house the main sat about twelve feet down and stayed there, so gravity would have meant a trench to the street and a pump was the practical answer.
How far away are you, and how do you schedule Shoreline calls?
About half an hour. Our shop is in Old Town Mukilteo, and Shoreline is a straight run down I-5 or Aurora, so we group routine Shoreline work with our other King County stops and put an emergency at the front of the line. Most routine calls are scheduled within a few days.
