Drain Cleaning in Mukilteo, WA
Kitchen lines, main drains and root-filled side sewers cleared in Old Town, Harbour Pointe and central Mukilteo by the licensed plumbers on 5th Street
Stollwerck Plumbing & Sewer clears kitchen sinks, main drains and side sewers across Mukilteo from our shop in Old Town, usually the same day you call. We find where the clog actually is before we run a machine, clear it with a cable or a jetter, and run water through the line until it takes everything the fixture can give it.
Ken’s Kitchen Drain, October 2026
Ken C. owns a condo on an upper floor of a building in Old Town, and in early October his kitchen sink was backing up within about a minute of running the water at full. Another company had already jetted that line, and it had not held.
Logan, Chase and Willie met the association’s contact on site, who let them into the unit. Their first camera pass would not turn the corner at the tee under the sink, so they fitted a drain cleaning trap arm, filled the sink until the line backed up, and sent the cable down with the camera following behind it. The cable steered the camera around the corner, and fourteen feet down, just above the point where the third floor ties into the line, the camera found the clog.
They set the cable right on top of it, pulled the camera back and ran the machine until the line was taking water. Then they put the camera down again to confirm it was open, ran the machine a second time to scour the pipe walls, and finally dropped the camera all the way to the garage. The trap went back together and was dump tested for leaks before they left.
Ken left this review on Google afterward:
“No bull, all business. Truly was a good experience.”

What We Clear in Mukilteo
Kitchen Sink Lines
The most common call. Grease, food and soap build up where the kitchen line runs flat under a floor or in a crawl space, and the sink drains slowly for weeks before it stops. We clear from a trap arm or a cleanout and test with the sink running.
Main Drains
When the kitchen, a tub and a toilet are all slow, the trouble is usually in the main line below the house. We work from the nearest cleanout, or pull a toilet when there is none.
Side Sewers
The pipe from the house to the public main in the street belongs to the homeowner. Roots and offset joints in older side sewers are what we find most often, and we clear them with a root-cutting head.
Hydro Jetting
When a cable comes back greasy and the line still will not drain, a hydro jetter scours the full diameter of the pipe instead of punching a hole through the clog.
Camera Inspection
A camera confirms where a clog was, whether the pipe behind it is sound, and whether a line that keeps backing up needs a repair rather than another cleaning.
Mukilteo Drains, Neighborhood by Neighborhood
Old Town Condos on the Hill Above the Ferry Landing
Old Town’s condo buildings stack kitchens several floors high, and each kitchen drains into a line that runs down through the building to the garage. A clog above where a lower floor ties in backs up only the units above it, which is why Ken’s kitchen overflowed while the floors below drained normally. Getting into a unit usually means coordinating with the association first, so we ask about access when you call.
Old Town Houses With Basement Cleanouts
Many older houses in Old Town have a cleanout in the basement where the house drain leaves for the street. In October 2026 a homeowner a few blocks from our shop had timed the kitchen sink backing up at one minute and forty-five seconds. Logan and Willie put a hose into the basement cleanout, which showed the clog was in the ground downstream of it, then pulled the cleanout and ran the snake until the line took all the water the kitchen sink could give it. Three straight minutes at the sink sent nothing back out of the cleanout.
Central Mukilteo Side Sewers and Tree Roots
Mature trees and side sewers that change from plastic to older concrete pipe partway to the street are a combination we see in central Mukilteo. In October 2026 Chase found two root masses in one side sewer near the Speedway. The first, right at the transition from plastic to concrete, came out completely. The second, about thirty-six feet farther along, came out except for a few fine roots in one corner, after five minutes of raking back and forth with the machine sitting on it. He showed the homeowner before and after pictures of both.
Harbour Pointe Kitchen Lines in the Crawl Space
Harbour Pointe houses often run the kitchen drain a long way under the floor before it reaches the main. At one house there, the kitchen line ran about thirty-five feet across a tight crawl space, and Chase and Willie found it so packed with grease and food that a three-eighths-inch cable could not open it in July 2026. Chase came back with our mini jetter, broke a clog near the cleanout, watched the sink back up again a minute later, and went the full length of the hose to break a second one twenty to thirty feet past the cleanout. He swept the whole line three times and ran the sink for fifteen minutes, and about five gallons of food and grease came back out.
How We Clear a Mukilteo Drain
Find the Clog
We ask what backs up, when, and how long the water runs first, then test fixtures and cleanouts to put the clog between two points.
Clear It From the Closest Access
A trap arm, a cleanout or, when there is nothing else, a pulled toilet. The shortest route to the clog gets the most out of the machine.
Confirm With Water, and a Camera When It Matters
We run the fixture that backed up until the line takes everything it can give, and camera the line when a clog could come back or another company has already been out.
Reassemble and Test for Leaks
Every trap and cleanout plug goes back together and is dump tested before we leave.
Mukilteo Drain Cleaning Questions
My Old Town condo’s kitchen sink backs up. Is it my unit or the building?
It is often the shared kitchen line in the building, not the pipe under your sink. In Ken’s upper-floor Old Town condo the clog sat fourteen feet down, just above where the third floor joins, so only the units above it backed up. A camera shows which side of that junction the trouble is on.
Why does my Mukilteo kitchen sink back up only after the water runs a minute or two?
Because the clog is downstream, not in the trap. Water fills the pipe between the sink and the clog first, and the sink overflows once that pipe is full. Two Old Town kitchens we cleared in October 2026 both backed up after one to two minutes, and both clogs were well past the sink.
Can tree roots get into a side sewer in central Mukilteo?
Yes, especially where the pipe changes material on its way to the street. In October 2026 Chase cleared two root masses from one side sewer near the Speedway, the first right at the joint where plastic meets older concrete pipe. Roots enter through joints, so that transition is the first place to look.
Will a snake clear my kitchen line, or does it need jetting?
A snake clears most kitchen clogs. When the line is packed with grease along its whole length, a cable only punches a hole, and a jetter is the better tool. At a Harbour Pointe house in 2026 a cable could not open a thirty-five-foot crawl space run, and the mini jetter cleared it.
How quickly can you get to a drain backup in Mukilteo?
Usually the same day. Our shop is on 5th Street in Old Town, and most weekdays a crew is working somewhere between the ferry landing and the south end of Harbour Pointe. If a drain is overflowing, stop running water into it until we arrive, and tell us whether you have a cleanout.
Serving Mukilteo From Old Town
Mukilteo is our home market. The shop is a few blocks from the ferry landing, so a call from Old Town, the Speedway corridor or Harbour Pointe is a short drive, and a second visit for a jetter or a camera is easy to schedule.
