Real Faucet Work in Mukilteo

In September 2025 Logan finished a repair at a waterfront condo in Old Town whose Kohler tub and shower valve needed a new volume cartridge and a new diverter stem. Parts for a valve like that are not sitting on a supply-house shelf, so Logan ordered them directly from Kohler, had them shipped to the owners, and fitted them once they had arrived. He took the trim off, pulled the old cartridge and diverter stem, cleaned up the valve body and installed the new parts. With the water back on he checked every joint for leaks, ran the valve through hot and cold, and confirmed the diverter switched cleanly between the spout and the shower head before he reinstalled the trim and sealed it to the wall. The building’s water pressure was checked on the same call.

In May 2026 Logan and Willie replaced a kitchen faucet in Harbour Pointe for a homeowner we had worked for before. The old low-arc single-handle faucet came off the almond double sink, a chrome Moen Arbor pulldown from the truck went on in its place, and the new faucet was run and checked for leaks at every connection before they left.

The September before, Logan and Justin answered a call at the west end of Harbour Pointe where the kitchen faucet was leaking from inside its body. A leak inside the body is not something a new cartridge can fix, so that faucet was replaced with another chrome Arbor from our stock and run until they were sure of every joint.

Old Town and the Waterfront: Valves That Need the Exact Part

Old Town holds the oldest housing in Mukilteo, and its houses and waterfront condos have faucets and valves from several decades and many makers. Parts for those are often a special order, so we photograph and measure the valve, confirm the model and order once, rather than forcing a near match that starts dripping again a month later.

Harbour Pointe: Kitchens From the Late 1980s and 1990s

Harbour Pointe was built out from the late 1980s through the 1990s, and plenty of its kitchens and baths still have their original single-handle faucets. After thirty-odd years the bodies, hoses and cartridges on those faucets are wearing out together, which is why a Harbour Pointe faucet call often ends with a new faucet rather than a new cartridge.

Many Harbour Pointe condos still have the stops and supply lines they were built with, and under those sinks we find Qest fittings from the polybutylene era and CPVC adapters that fail with age. A faucet change is the easiest time to replace them, because the water is already off and the cabinet is already open.

Soft Water, So Faucets Wear Instead of Scaling

Mukilteo’s water comes from Spada Lake through the Mukilteo Water & Wastewater District, and it carries very little mineral. A faucet here rarely seizes up with scale. What fails instead are the moving parts, the cartridge seals, O-rings and stem washers, and those can usually be replaced on their own.

Will Mukilteo’s soft water make my faucet last longer?

It changes how a faucet fails more than how long it lasts. Mukilteo’s Spada Lake water leaves almost no scale, so handles rarely seize and aerators rarely clog. The cartridge seals, O-rings and stem washers still wear, and a drip here is usually one of those parts, which is often a repair rather than a new faucet.

My Harbour Pointe condo still has its original shutoffs under the sink. Should they go when the faucet does?

Usually, yes. Stops and supply lines from the late 1980s and 1990s are reaching the end of their life, and some Harbour Pointe condos still have Qest fittings or CPVC adapters under the sinks. With the water already off and the faucet out, replacing them adds little time, and we look at them before recommending anything.

Do you bring a replacement faucet, or should I buy one before you come?

Either works. We carry a chrome Moen Arbor pulldown on the truck, the same faucet Logan and Willie set in a Harbour Pointe kitchen in May 2026, so a failed kitchen faucet can often be replaced on the first visit. If you would rather choose your own, buy it first and we will check that it suits your sink.

My tub spout keeps dripping after the shower is off. Is that the diverter?

Usually not. A spout that drips with the valve off means the cartridge or stems are not sealing, while a worn diverter shows up as water still coming from the spout when the shower is on. Older valves can have both problems at once; in an Old Town condo Logan replaced the cartridge and the diverter stem together.

How soon can you get to a faucet that won’t shut off in Old Town or Harbour Pointe?

Often the same day. Our shop is on 5th Street in Old Town, so the waterfront is a few blocks away and Harbour Pointe is a short drive up the hill. Until we arrive, close the two stops under the sink, or for a tub or shower valve, close the main shutoff or your condo’s own shutoff.
