Everett was built in three broad eras, and the era tells us what waits behind the faucet. The north-end grid, Northwest Everett, Bayside, Riverside and Rucker Hill, went up between about 1900 and the 1930s on basements and plaster with original galvanized stubs, so the way in is a basement ceiling or a small opening in a wall. The mid-century west side, Boulevard Bluffs, View Ridge and Harborview-Seahurst-Glenhaven, sits on crawl spaces and laundry walls, with copper behind them. The south end, Silver Lake, Cascade View, Twin Creeks and the county pockets past 128th Street, is 1980s-and-later construction with copper or PEX and a garage stub that is often a straight swap.

Why does a hose bib in a north Everett house so often mean opening a plaster wall or going in from the basement?
Because the houses on the north-end grid were built on basements and plaster, so the supply to an outdoor faucet runs inside a plaster wall or drops from a basement ceiling. The sound connection has to be made on that pipe, not at the spout, and reaching it means a small opening we leave clean.
Why did my hose bib start leaking inside the garage wall instead of at the spout?
Because the leak is in the fitting the faucet was threaded into. A pinhole in a coupling or a split stub behind the wall shows up as a damp wall or a wet slab under the bib, not a drip at the handle. The bib has to come off to fix the fitting, so we replace both together.
Can you replace a hose bib on galvanized pipe in an older Everett house?
Yes, and on the north end it is the usual version of this job. The old bib is cut off, the galvanized stub is cut back to sound metal, and a transition fitting carries the new bib on copper or PEX. If the stub is rotten back to the next fitting, that short branch is replaced too.
